STATUS PENDING
PENDING TO CLOSING
Once your offer is accepted, here's what happens next—and how I manage every step.
1
Offer Accepted!
The house goes pending. I send the accepted offer to escrow and coordinate with all parties.
2
Inspections
Buyers conduct all needed inspections. I coordinate with the buyer's agent to avoid surprises.
3
Repair Negotiations
We negotiate any repairs before the end of the inspection period and get everything in writing.
4
Appraisal
If required, an appraisal is conducted. If it comes in low, I guide negotiation of the difference.
5
Closing!
Sign documents with escrow. You receive your proceeds and make your move.
6
Move Out & Beyond
I help coordinate any needed clean-up and stay in touch well after closing.
PRICING
& RESULTS
Pricing is one of the most important decisions we make—and how we prepare the home before we price it.
My approach is grounded in market realities paired with how buyers actually behave—not just what data says on paper.

WHAT CLIENTS SAY
"
Sean did a masterful job of getting our house ready for sale. We even had offers before it was listed because of his recommendations. The negotiation process was handled very well—better than I could have done myself under the circumstances.
— M+E
"
Sean is an excellent Realtor who really understands the market and makes it easy for both the buyer and the seller. I've been on both sides with him and couldn't be happier. Real estate is a tough business, and Sean makes it look easy.
— M+J
"
Sean is super knowledgeable about the market and was great at managing our expectations. He helped us find resources for staging, cleaning, and everything else. Our house sold very quickly after it was listed, due in part to his guidance on pricing and staging.
— Mike & Chris
"
Sean is an invaluable ally. Extremely knowledgeable, exceptionally helpful in negotiating repairs, and made himself very available from start to finish. Kind, honest, diligent, professional, and very competent—you would be very fortunate to work with him.
